43. Operational Insight: The Ultimate Guide to Carrying Out a Tenancy Deep Clean

Tenancy cleans are all about attention to detail.
That’s why using the right tools and having a standard process to complete each clean is important.
It enables you to consistently deliver a quality clean. That doesn’t mean you’ll get every clean right, but standardising your delivery reduces the margin for error.
Here’s a breakdown of the tools and processes we used to deliver a good quality tenancy clean at scale.

1. Training Requirements
To make sure that your staff deliver quality cleaning, you need to invest time and effort into training them.
Part of our onboarding process for new cleaners included training them on how to carry out a tenancy clean.
We inducted them to using the products, equipment and materials required for the clean.
We also provided them with this checklist to help them remember everything they needed to clean👇🏾
Each new member of the team was paired with a more experienced member, who supervised their cleaning
During the training phase, we paired every new member of the team with a more experienced cleaner.
This gave them a chance to learn from someone who’d been cleaning with us for a while and understood the process and standards required. It also gave new team members an opportunity to ask questions when needed.
Pro Tip: Give short quizzes at the end of each day to test the employee’s knowledge (for example, what’s the best way to clean the inside of a microwave?). This helps you make sure they have the tools they need to do the job well—and you can clarify if needed.
2. Set Up
Our supervisors were responsible for setting up each tenancy clean.
At the start of every day, they used this checklist to make sure the vans were stocked with the products, equipment and materials required 👇🏾
The checklist was also used at the start of every clean to remind the team what products and materials could be used where.
For example, undiluted AcidWash should only be used inside the toilet bowl in the bathroom/WC (I know, it’s incorrectly listed to be used in the kitchen on this checklist. We did update it!).

4. Process

5. Leave Behind
At the end of every clean, we left a cleaning certificate at the property.
We used this for two reasons:
So the new tenant knew the property had been professionally cleaned; and
As a marketing opportunity for the tenant to book our service when they moved out or if they wanted a domestic clean.
The certificate was branded with our contact details, social media info and a promotional code to encourage the tenant to use our service.
And it worked very well.
